North Carolina Floodplain Mapping Program

In summer of 2023 property owners in Waxhaw whose land exists in the floodplain or is proposed to be in the revised Floodplain were notified of the changes to the map.

September 17, 2025 notes the start of the final 90 days for residents and property owners to express concerns and identify conflicts with the revised preliminary maps. The review period is current scheduled to be complete December 16, 2025.

The Federal Emergency Management Agency (FEMA) has posted digital copies of the revised Flood Insurance Rate Map (FIRM) and Flood Insurance Study (FIS) report on this website. The North Carolina Floodplain Mapping Program (NCFMP) has also posted digital copies of the revised FIRM and FIS

The Preliminary and revised preliminary FIRM and FIS report include proposed flood hazard information for certain locations in the Town of Waxhaw. The proposed flood hard information may include the addition or modification of the Special Flood Hazard Areas (SFHAs), the areas that would be inundated by the base (1-percent-annual-chance) flood: base flood elevations of depths: zone designations: or regulatory floodways.

Stormwater

Town stormwater control authority currently includes responsibility within the public right of way and in the design of new developments which create more than 20,000 square feet of impervious area. These requirements are outlined in Chapter 9 of the Land Development Code (LDC). Repair and maintenance beyond the right of way is the responsibility of the property owner or related HOA. Additional water quality requirements are regulated by the NCDEQ.
